Project overview
Portio Capital is building $PORTIO, a MiFID II-regulated financial instrument that turns coliving rent into a real, NAV-linked stake in the building's asset basket — funded entirely by tenants, at zero cost to operators. It directly targets coliving's largest controllable cost, ~30% annual tenant churn, by giving residents a funded financial reason to renew, not just a marketing pitch to do so.
$PORTIO issues from a Luxembourg securitisation compartment Portio Capital already operates — live since 2024, currently holding €500K in AUM — with four LOIs signed across the acquisition pipeline and backing from Startupbootcamp, Coliving Ventures, and The Block UAE Launchpad.
Portio Club is raising $250,000 in equity to fund the regulatory, technology, and operator rollout needed to scale $PORTIO from a single compartment into a multi-operator retention platform.
